Overview

Occupier's AI Clause Intelligence feature uses a large language model to read dense lease clause language and generate clear, digestible summaries of the main points. Teams no longer have to manually parse paragraphs of legal text to understand what a clause actually says or requires.

Summaries can be generated on-demand for a single clause or in bulk across an entire lease. Once generated, the summary is displayed alongside the clause in lease and portfolio tab views, with the full clause text always one click away.


What Gets Summarized

AI Clause Intelligence can be run on any clause stored in Occupier. The feature supports:

  • All clause types - Maintenance, CAM, Insurance, Co-tenancy, Renewal Options, Termination, Utilities, Signage, Parking, and every other clause type in Occupier
  • Clauses entered at any time - works retroactively on your entire existing clause library, not just new clauses
  • Any lease you have permission to view - summaries respect your existing role and lease permissions
  • Both individual and bulk actions - summarize one clause or every clause on a lease in a single click

Note: Summaries supplement clause text; they do not replace it. The original clause text remains accessible at any time by clicking the clause name to open the detail page.

What Is Not Included

  • Clauses on leases you do not have permission to view
  • Attachments, exhibits, or other non-clause documents uploaded to a lease
  • Summaries for leases that do not yet have clause text entered

How to Generate an AI Clause Summary

You can generate a summary for a single clause, or trigger AI summaries across all clauses on a lease at once. Both paths start from the Clauses tab on a lease.

Option A: Summarize a Single Clause

Step 1: Open the Lease and Navigate to the Clauses Tab

From the left navigation, open Leases, then open the lease you want to work with. Click the Clauses tab.

Step 2: Locate the Clause and Click 'Summarize with AI'

Find the clause you want to summarize and click the Summarize with AI button. The summary is generated within seconds and appears in place of the clause text.

 

Step 3: Review and Edit if Needed

Read the generated summary. If you want to adjust wording, click Edit to modify the summary text directly. Your edits are saved to the clause and replace the AI-generated version.



Option B: Bulk Summarize All Clauses on a Lease

Bulk summaries are useful during onboarding, after lease imports, or when preparing a lease for renewal review.

Step 1: Open the Lease Clauses Tab

Navigate to the lease and open the Clauses tab.

Step 2: Click 'Summarize All with AI'

Click the Summarize All with AI button at the top of the clause list. Occupier processes every clause on the lease and populates summaries as each one completes.


Step 3: Review Results

Summaries appear on the Clauses tab as they finish generating. You can edit any individual summary afterward using the same edit workflow as single-clause summaries.

Tip: Bulk summarization runs asynchronously. You can navigate away from the page while it is processing - summaries will continue to populate and will be available the next time you load the lease.

Option C: Add a Summary Manually

AI is an optional enhancement. If you prefer to write your own summary, click Add Summary on the clause and type or paste your text. Manual summaries display the same way as AI-generated summaries and can be edited at any time.

Where Summaries Appear

Once generated, the summary is the default text shown for the clause in the following places:

  • Lease Clauses tab - summary replaces clause text in the inline view
  • Portfolio Clauses tab - summary appears in the clause list across leases
  • Clause detail page - both the summary and the full clause text are shown, with the summary displayed prominently at the top

A clickable clause name is always available to jump to the full clause text if more detail is needed.

How Summaries Stay Current

  • Clause text updated in Occupier → existing summary remains in place until you regenerate or edit it; Occupier will flag the summary as potentially out of date
  • User regenerates a summary → the new AI summary overwrites the previous one on that clause
  • User edits a summary manually → edits are saved and the summary is marked as manually edited
  • Clause deleted in Occupier → the associated summary is removed with it

Important: Summaries are not regenerated automatically when clause text changes. Review and re-run AI after material edits to a clause to keep the summary in sync.

Accuracy and User Oversight

AI Clause Intelligence is designed to accelerate review, not replace it. Every summary is fully user-controlled:

  • Editable by default - any user with edit access to the clause can rewrite the summary
  • Original text preserved - the underlying clause text is never modified by the AI
  • Regenerate at any time - users can discard a summary and produce a new one with a single click
  • Manual override - teams that prefer to author summaries themselves can ignore the AI entirely and use the manual summary option

Important: AI-generated summaries are intended as a working aid. For clauses that drive material financial or legal decisions, always review the full clause text before acting.

Managing Your Summaries

Regenerating a Summary

To produce a fresh AI summary on a clause that already has one, open the clause and click Regenerate with AI. The new summary replaces the prior version. This is useful after clause text has been updated or if the prior summary was unclear.

Editing a Summary

Click Edit on any summary to modify the text. Manual edits are saved to the clause and marked as user-edited. Edits persist until you choose to regenerate with AI, which will overwrite them.

Removing a Summary

To remove a summary entirely, open the clause, click Edit on the summary, clear the text, and save. The clause will revert to displaying the full clause text by default.

Turning the Feature Off at the Account Level

AI Clause Intelligence is enabled by default for all accounts at no additional cost. Account Administrators who prefer not to expose the feature to end users can disable it by speaking to your Account Manager. Existing summaries remain on clauses but the Summarize with AI action is hidden from all users.

Frequently Asked Questions

Which clause types does AI Clause Intelligence support?

All clause types supported in Occupier, including Maintenance, CAM, Insurance, Co-tenancy, Renewal Options, Termination, and every other category. The feature is not restricted to a specific subset.

Does AI Clause Intelligence work on clauses entered before this feature launched?

Yes. Summaries can be generated on any clause in Occupier regardless of when it was entered. Existing customers can run summaries retroactively across their entire clause library - no re-entry required.

Can users edit AI-generated summaries?

Yes. Every summary is fully editable. AI is an optional enhancement, not a requirement. Edits are preserved until a user chooses to regenerate the summary with AI, which will overwrite manual edits.

Can users add summaries without using AI?

Yes. Any user with edit access to a clause can write a summary manually using the Add Summary action. Manual summaries display the same way as AI-generated summaries.

How long does a summary take to generate?

Individual summaries typically return in a few seconds. Bulk summarization of an entire lease runs asynchronously - most leases complete within a few minutes depending on clause count and length.

Is the full clause text still accessible after generating a summary?

Yes. The original clause text is never modified or removed. The clause name remains clickable in every view and opens the clause detail page, where the full text is always available.

Are AI Clause summaries included in my plan?

Yes. AI Clause Intelligence is included in all Occupier tiers at no additional cost.

How accurate are AI-generated summaries?

Summaries are generated by a large language model trained on a broad corpus of commercial lease language. They are intended as a working aid to accelerate review. For material financial or legal decisions, always review the full clause text before acting.

Will my teammates see summaries I generate?

Yes. Summaries are saved to the clause, so any user with permission to view the lease will see the current summary. Summaries are not user-specific.

Can my Admin turn AI Clause Intelligence off?

Yes. Account Administrators can disable AI Clause Intelligence be speaking with an Account Manager. Existing summaries remain on clauses but the Summarize with AI action is hidden for all users in the account.
